【時報-外電報導】美國本周將公布標普／凱斯席勒房價指數及營建支出等房市相關指標，上周出爐的11月新屋銷售優於預期且維持在近5年高點，但《路透社》專欄作家恩迪威洛撰文指出，隨著調高房貸門檻的新規上路，加上房貸利率走揚，明年美國房市恐失去復甦動力。

今年美國房市表現強勁，標普／凱斯席勒房價指數顯示，今年Q3美國房價與去年同期相比上漲11％，漲幅為2007年房市泡沫化以來之最。

不過恩迪威洛在文章中指出，華府當局的緊縮房貸政策，恐對正在回溫的美國房市當頭澆了盆冷水。

消費者金融保護局（CFPB）針對所謂的「合格房貸」（Qualified Mortgage）作了修訂，明年1月起正式生效，新規拉高房貸門檻，對購屋者的償貸能力審核趨嚴，這可能使目前仍低於泡沫化前水準的房貸額度更為緊縮。（新聞來源：工商時報─記者吳慧珍／綜合外電報導）
