地上權住宅 貸款將鬆綁

地上權住宅案件愈來愈多，金管會將與財政部、公股銀行研議協助地上權住宅貸款，例如提供期間較短的貸款等，以利地上權住宅產品的發展，讓年輕人有機會以較低的價格購置住宅。

財政部、金管會等單位昨（30）日向立法院財委會專案報告地上權相關制度，立委李貴敏質詢表示，國外對於地上權鑑價、擔保貸款，都有一定的制度，金管會能否跟銀行溝通，對地上權住宅貸款，可否在貸款成數、利率上給予協助，讓年輕人有機會貸款。

金管會主委曾銘宗表示，，地上權期限有70年、50年，隨著時間過去，價值也在消失，次級市場發展受限，因隨著時間減少，買的人少了，財政部創造更多產品後，會找財政部看公股銀如何協助，解決貸款不易問題。
