QE影響房市 房仲：沒那麼快

（中央社記者韋樞台北2013年12月19日電）美國QE明年1月起縮小購債規模每個月100億美元，是否會間接影響台灣房市資金？房仲認為，影響房市因素很多，利率最直接影響房市，目前短期還不會影響房市。

美國經濟持續復甦，聯邦準備理事會今年度最後一次會議決定明年1月起每個月減少購債100億美元；市場正面解讀這項訊息，認為對台灣經濟表現屬長多。

而購債資金減少，是否會影響熱錢從亞洲撤回美國，進而影響房市資金動能？房仲認為，QE購債計畫從2009年至今，大量印鈔下首次見到把QE的資金水龍頭關小一點，但並未把水龍頭全數關緊。

信義房屋 (9940) 不動產企研室專案經理曾敬德表示，QE目前對房市的影響應該是信心大於實質，除非美國市場確定非常的好，資金熱錢才會流回美國，美國才會調升利率控制資金市場，依歷史經驗，台灣的利率才會跟著調整。

曾敬德認為，目前台灣房市仍以自住和換屋的剛性需求為主，短期暫無升息的擔憂，而且要走到升息的階段還有諸多環境和經濟變數，QE縮小購債規模暫不會影響台灣房市。
