打炒房 央行再找銀行「喝咖啡」

中央銀行持續控管豪宅貸款，銀行主管認為，央行本次理監事會就算沒對房市祭出新規定，也會維持既有措施，並可能再次對銀行進行道德勸說，要求落實查核以及留意不動產授信風險。

央行12月中展開大規模的房貸專案金檢時，還特別進行「交叉比對」，徹查客戶是否巧立名目，以個人信貸、周轉金名義向多家銀行融資，拿來買豪宅、炒作房價，市場關注央行如何因應量化寬鬆措施（QE）退場對於我國不動產市場的影響。

央行目前規定，銀行辦理高價住宅貸款時，成數不得超過六成、不得適用寬限期，同時也不能以其他名義增貸。

行庫透露，央行對銀行進行金檢的主要原因為：有些銀行承辦豪宅貸款，成數確實是低於六成，但加上其他銀行的其他貸款，像是個人信貸、周轉金等，同一客戶用來購買豪宅的融資比重實際上超過六成。
