房屋實價課稅　房仲：已悄悄實施

【劉曉霞／台北報導】實價登錄實施後，實價課稅制已悄悄實施，大師房屋董事長陳建慶透露，有客戶買賣房屋後，被政府要求補稅。

陳建慶指出，過去房屋買賣，財產交易所得稅可在房屋評定現值或實質認定二選一，實價資訊揭露後，政府去函房仲或建商要求提供買賣價，房屋買賣所得已可實際認定。據悉，政府盯上5年內新成屋、超過5000萬元以上的房屋實價課稅。

以買賣實質所得1000萬元、建物評定現值700萬元為例，過去課稅採評定現值700萬元乘以48%為實際所得336萬元，再以336萬元要課徵40%稅率計算，應納稅額是134.4萬元。若是實質課稅後，要繳納約400萬元稅金，等於要補稅265.6萬元。
