板橋店面一坪250萬元　業者喊燒有待驗證

【潘姿羽／新北報導】新北市板橋區縣民大道、中山路口的新建案「世中心」僅剩1戶1、2樓店面銷售中，每坪開價250萬元；現場銷售人員黃小姐表示，由於地點近新板特區與府中商圈，買方也看好店面效益，議價幅度不大。但實價登錄公布以來，府中站周邊店面最高單價為一坪118萬元，與業者喊價相差逾1倍。
 
信義房屋板橋府中店專案經理柳怡君表示，雖然該案住宅與店面開價較高，但基地位商圈、地點佳，加上新板特區的店面多在建商手上，中山路又以透店為主，無同質產品可比較；「世中心」開價有「喊喊看」試水溫的意味。尤其該案成交價具指標性，接下來就等實價登錄資訊這面「照妖鏡」，把實際行情照出原形。
